How to Plan a Condo Move in Vancouver: Strata Rules and Logistics
Moving in or out of a condo in Metro Vancouver is more complex than a house move. Strata rules, elevator bookings, loading dock access, and building-specific requirements all need to be managed before moving day. Here is how to plan it properly.
Step 1: Review Your Strata Bylaws
Before you do anything else, review your strata corporation's bylaws and rules for moves. Most buildings have specific requirements that must be followed. Common rules include:
- Permitted move hours: Many buildings restrict moves to 8am–5pm on weekdays, or have limited weekend hours
- Freight elevator booking: Required in advance for most buildings
- Damage deposit: A refundable deposit (typically $200–$500) to cover any damage to common areas
- Floor protection: Some buildings require protective coverings on lobby floors and elevator walls
- Entry/exit routes: Designated routes for moving in and out
If you cannot find the bylaws, contact your building manager or strata council directly.
Step 2: Book the Freight Elevator
This is the most time-sensitive task for a condo move. Freight elevators in Metro Vancouver condo buildings are in high demand, especially at month-end and on weekends.
How to book:
- Contact your building manager or strata council
- Provide your unit number, move date, and estimated duration
- Get written confirmation of the booking
- Share the confirmation with your moving company
Book at least 1–2 weeks before your move date. For month-end moves during peak season, book as early as possible.
Confirm the day before. Call or email the building manager the day before your move to confirm the elevator is still booked for your time slot.
Step 3: Pay the Damage Deposit
If your building requires a damage deposit, pay it before moving day. Keep the receipt. The deposit is typically returned after a post-move inspection of the common areas.
Document the condition of the elevator, lobby, and hallways before the move starts — take photos. This protects you if there is a dispute about damage.
Step 4: Inform Your Moving Company
Tell your moving company about all building requirements when you book:
- Elevator dimensions (height, width, depth)
- Loading dock location and any access restrictions (height clearance, time limits)
- Permitted move hours
- Any floor protection requirements
- Parking restrictions
This helps the crew plan the right truck size and equipment.
Step 5: Notify Your Neighbours
A courtesy notice to your neighbours about the move date and time is a small gesture that goes a long way. It sets expectations and reduces friction if the elevator is unavailable for a few hours.
Step 6: Plan Parking
Where will the moving truck park? Loading docks in condo buildings often have:
- Height restrictions (some trucks may not fit underground)
- Time limits
- Booking requirements
If the loading dock is not suitable for the truck, the crew will need to park on the street. Check street parking restrictions and whether a temporary no-parking permit is needed. Contact the City of Vancouver or your municipality for permit information.
On Moving Day
- Have the elevator booking confirmation ready to show building staff
- Prop the elevator door open (if permitted) to speed up loading
- Keep the path clear between the elevator and your unit
- Do a final walkthrough of common areas after the move to check for any damage
