Moving to Burnaby: Neighbourhoods, Costs, and What to Expect

Burnaby is Metro Vancouver's second-largest city and one of its most popular destinations for families, young professionals, and anyone looking for more space at a slightly lower price point than Vancouver proper.

Neighbourhoods

Brentwood: One of Burnaby's fastest-changing neighbourhoods. The Brentwood Town Centre redevelopment has transformed the area into a high-rise urban hub with excellent SkyTrain access (Millennium Line). Popular with young professionals.

Metrotown: Burnaby's commercial centre. Home to Metropolis at Metrotown (one of BC's largest malls), excellent SkyTrain access (Expo Line), and a dense mix of condos and apartments. Very walkable.

Burnaby Heights: A charming, walkable neighbourhood along Hastings Street. Independent shops, cafes, and restaurants. More affordable than Brentwood or Metrotown. Popular with families and long-term residents.

South Burnaby: Quieter, more suburban feel. Good for families. Close to Deer Lake Park and Burnaby Lake Regional Park.

Capitol Hill: Elevated neighbourhood with views of the city and mountains. Established homes, quieter streets.

Edmonds: More affordable area in south Burnaby. SkyTrain access (Expo Line).

Rental Costs

As of 2026, average rents in Burnaby:

  • 1-bedroom apartment: $1,900–$2,400/month
  • 2-bedroom apartment: $2,600–$3,400/month
  • 3-bedroom apartment: $3,200–$4,200/month

Burnaby is generally 10–20% more affordable than comparable units in Vancouver proper.

Transit

Burnaby has excellent SkyTrain access:

  • Expo Line: Metrotown, Joyce-Collingwood, Patterson, Edmonds
  • Millennium Line: Brentwood Town Centre, Holdom, Gilmore, Production Way-University

Most of Burnaby is also well-served by TransLink buses.

What to Know Before You Move

Parking: Burnaby has more parking than Vancouver, but newer high-rise buildings often charge for parking separately. Confirm parking arrangements before signing a lease.

Schools: Burnaby School District has a strong reputation. Research schools in your specific neighbourhood.

Parks: Burnaby has excellent parks — Burnaby Mountain, Deer Lake, Burnaby Lake Regional Park, and Central Park are all worth exploring.
