Moving into a New Build Home in Metro Vancouver: What to Expect
Moving into a new build home is exciting — but it comes with unique considerations that a standard move does not. Possession date delays, deficiency lists, utility setup for a new address, and protecting pristine new surfaces all require extra planning.
Possession Date Delays
New build possession dates in Metro Vancouver are frequently delayed. Construction timelines are affected by weather, supply chain issues, permit delays, and labour availability.
Plan for flexibility. Do not give notice on your current rental or list your current home for sale until you have a confirmed possession date from the builder. Even then, build a buffer into your plans.
Temporary housing. If your possession date is delayed and you have already vacated your current home, you may need temporary housing. Short-term rentals, extended-stay hotels, or staying with family are options. Discuss this possibility with your builder and understand your rights under the purchase contract.
The Pre-Delivery Inspection (PDI)
Before you receive the keys, you will do a walkthrough of the new home with the builder's representative. This is called the Pre-Delivery Inspection (PDI) or deficiency walkthrough.
Take it seriously. This is your best opportunity to document any incomplete or defective work before you move in. Once you move in, it becomes harder to distinguish pre-existing deficiencies from move-in damage.
What to check:
- All doors and windows open, close, and lock properly
- All appliances are installed and working
- All plumbing fixtures work (no leaks, adequate water pressure)
- All electrical outlets and switches work
- Paint is complete and consistent
- Flooring is installed correctly with no gaps, bubbles, or damage
- Cabinets and drawers open and close smoothly
- HVAC system works
Document everything in writing. Get a signed copy of the deficiency list from the builder's representative. Photograph every deficiency. Follow up in writing after the inspection.
Setting Up Utilities
New builds require new utility accounts rather than transfers.
BC Hydro: Set up a new account at bchydro.com as soon as you have a confirmed possession date. Allow at least 3 business days.
FortisBC: Same process — set up a new account at fortisbc.com.
Internet: Allow extra time for internet installation in a new build. New buildings sometimes require infrastructure work (cable runs, equipment installation) that takes longer than a standard installation. Book your installation appointment as soon as possible.
Note: Some new builds in Metro Vancouver are pre-wired for specific internet providers. Check with your builder.
Protecting Your New Home During the Move
New builds have fresh paint, new flooring, and pristine surfaces. Moving day is the highest-risk moment for damage.
Floor protection: Lay rosin paper or cardboard along all traffic paths before the crew arrives. New hardwood and tile are especially vulnerable.

New builds often have minor issues that emerge in the first few weeks — paint touch-ups needed, cabinet adjustments, minor plumbing issues. Keep a running list and report them to the builder within the warranty period.
