Moving Into a Rental

Notice and Timing

Rental moves in Metro Vancouver are often tied to lease start dates — typically the first of the month. This creates a predictable but congested moving calendar: the last few days of the month and the first few days of the new month are the busiest times for movers.

If you have flexibility on your start date, a mid-month move is easier to book and sometimes cheaper.

The Condition Inspection

Before you move in, do a condition inspection with your landlord. Walk through the unit together and document any existing damage — scratches, stains, marks on walls. Photograph everything. This protects your damage deposit when you eventually move out.

Under the BC Residential Tenancy Act, if a move-in inspection is not done, the landlord cannot make deductions from your damage deposit for damage.

Damage Deposit

In BC, landlords can charge up to half a month's rent as a damage deposit. This is held until you move out. Keep your receipt and know your rights — the landlord must return it within 15 days of the end of the tenancy.

Pet Deposit

If you are buying a condo or townhouse, you are buying into a strata corporation. Review the strata documents (minutes, bylaws, financial statements) before completing the purchase. Strata bylaws may affect your move — elevator booking requirements, move-in hours, and parking restrictions.
